What Is the SimpleStepsHome Certificate?
The SimpleStepsHome program is my answer to a problem I've watched play out for thirty years: buyers who don't understand the process pay more, make worse decisions, and leave money on the table. How to Earn Your Certificate
The process is fully online and self-paced. Here's how it works:
Step 1: Create your account at SimpleStepsHome.com
Go to SimpleStepsHome.com and register. The platform is free to access. You'll create a profile that tracks your progress through the course.
Step 2: Complete all 12 chapters
The SimpleStepsHome platform presents each chapter of this book in an organized, interactive format. You can complete the chapters in any order, but I recommend working through them sequentially — each builds on the previous.
Step 3: Pass the chapter quizzes
At the end of each chapter, you'll complete a 3-question quiz (the same questions at the end of each chapter in this book, plus additional questions on the platform). You must answer all questions correctly to receive credit for that chapter. You can retake quizzes as many times as needed.
Step 4: Complete the final assessment
After completing all 12 chapters, you'll take a 25-question comprehensive assessment covering the core content from the entire program. The passing score is 80%. You can retake the assessment.
Step 5: Receive your Digital Certificate
Upon passing the final assessment, you immediately receive your SimpleStepsHome Digital Home Buyer Certificate. The certificate includes:
- Your name and date of completion
- A unique certificate number
- A QR code that allows lenders and program administrators to verify authenticity
- Links to ICONYCS platform access
- Instructions for presenting to lenders and down payment assistance programs
The certificate never expires — but if significant time passes between earning your certificate and your purchase, some programs may require you to verify that the content is still current. Check with your specific program administrator.
Presenting Your Certificate to Lenders
When you begin the loan application process, inform your loan officer that you hold a SimpleStepsHome certificate. Provide:
- A digital or printed copy of the certificate
- Your certificate number (for verification)
The lender can verify authenticity via the QR code or through the SimpleStepsHome lender verification portal.
What to ask for:
- State that you're requesting the origination fee discount for SimpleStepsHome certificate holders
- If applying for HomeReady or Home Possible, confirm that the SimpleStepsHome certificate satisfies the education requirement for those programs
- If applying for a down payment assistance program, confirm whether the certificate satisfies that program's education requirement

Presenting Your Certificate for Down Payment Assistance
Down payment assistance programs vary in their specific requirements. When applying:
- Submit your certificate as part of your application documentation
- Ask the program administrator whether additional documentation is required
- Note your certificate number on all program applications
